What is build-to-rent finance? 

Build-to-rent finance (sometimes known as BTR or B2R) is finance designed for properties developed explicitly for rental only.

Our build-to-rent loan supports you with the development or heavy refurbishment and subsequent retention of existing or proposed sites with suitable planning permission for operation as a build-to-rent asset.

How to finance your build to rent project

Modern block of flatsA build-to-rent loan is based on various factors depending on whether the property type is a permitted development, a new build development, or the refurbishment of an existing property into a rental scheme. As well as being a UK-based borrower with a demonstrable track record of property development or investment, an agreement with a reputable build-to-rent operator will also need to be in place.

As a starting point, these factors will determine eligibility to qualify for our finance options:

  • Lend across mainland UK
  • The loan amount is between £2m-45m
  • You have relevant experience 

Various aspects are assessed during the application process, including property type, security, and tenure. 

Once all the above have been considered, funding is granted upon completion of the following steps: 

  • An on-site visit to discuss your requirements
  • We provide our non-credit-backed heads of terms
  • If you’re satisfied with our terms, sign and return
  • We submit to credit and receive a sanction 
  • Solicitors and valuers review all the legal requirements
  • You’re ready to drawdown your loan 

Key features

There are several features with our Build-to-Rent Finance product:

  • The loan amount is between £2m-45m with a maximum term of 60 months 
  • Max LTC is 80%
  • Max LTGDV is 65%
  • Funds are released against monitoring surveyor reports
  • Rolled interest with a bullet repayment on exit
  • The loan is subject to arrangement, flip and professional fees

Lending criteria

Property types

  • Permitted development, refurbishment, and newly built units, including houses, apartments and studios in low- or high-rise blocks

Borrower types

  • Individuals, partnerships, and UK corporate borrowing entities
  • UK-based ultimate owners
  • Experience demonstrable track record

Security

  • First legal charge over the property
  • Collateral warranties
  • Debenture over the borrower
  • Assignment over build contract
  • Personal or corporate guarantees
  • Other security as required

Tenure

  • Freehold or long leasehold

Other things to consider

  • An agreement with a reputable build to rent operator will be required
  • We expect a minimum cash contribution from the borrower of 10% of the total cost
