Secure Trust Bank Real Estate Finance (STB REF) has provided a £40 million investment loan to Warwick Investment Group for the acquisition of three residential portfolios, comprising 39 properties, in Mayfair and Belgravia, London.
In the largest of the three deals, Warwick acquired a portfolio of 25 apartments across five unbroken freeholds on Ebury Street, Belgravia.
The Amadeus portfolio, named after composer Wolfgang Amadeus Mozart, who once lived on the street, comprises a mix of apartments, ranging in size from studio to three-bed, and a mews house, within period Georgian buildings.
Warwick has also completed the purchase of nine freehold houses at St Barnabas Mews, on St Barnabas Street, Belgravia.
Set within a private gated development, the three-bedroom properties were built in 2008 and come with courtyard gardens and underground parking.
Completing the trio of deals, Warwick has acquired 13/13a North Audley Street in London's Mayfair district.
Located between Grosvenor Square and Oxford Street, the multi-family property comprises five apartments, including a duplex penthouse.
The building was purchased in an off-market and privately negotiated deal with the vendor.
Warwick is consolidating residential assets across central London under its rental brand with the aim of becoming a top ten private landlord in the city.
STB REF provided the finance under its Greener Homes Scheme, which requires 90 per cent of properties, measured by area, to have an EPC rating of A, B or C.
Chris Daly, relationship director and head of origination, Midlands and South, at STB REF said: "Warwick Investment Group has ambitious plans in the UK. We are pleased to have supported the Group with a £40 million loan, enabling it to acquire three strategic property portfolios and giving it a strong foothold in the market.
"We're passionate about supporting landlords and developers who share our commitment to sustainable property investment. Warwick demonstrated this with its commitment to future capital expenditure to achieve the highest possible energy efficiency of its properties by the end of 2022."
Andrew J. Chrysostomou, Warwick Investment Group UK senior managing director, said: "Thanks to Secure Trust Bank we have been able to kick-start our acquisition growth in the UK and begin realising our long-term ambition of being one of London's largest private landlords."
